At Sterling Homes, we understand that building your dream home is a big decision. That’s why we’ve created a step-by-step guide to help you understand our building process. Our building process has been designed to make the experience as smooth and stress-free as possible: we provide our clients with clear communication throughout the entire process, from the initial design consultation to the final walk-through, as well as access to our team of experienced professionals who will be there to answer all your questions.

Agreement

Post-Possession
We are there for you even after you take possession. Your new home advisor can answer any questions that may come up, and any warranty requests can be submitted to serviceQ via your myHOMEbase
Step 1: The Pre-Construction Phase
The pre-construction phase is the first step of our building process. During this stage, we’ll review your plans and begin to develop a detailed timeline for construction. We will also discuss any permits or inspections that may be required and arrange them on your behalf.
Step 2: Foundation Phase
The foundation phase is the next stage of the building process. During this phase, we’ll begin preparing the property for construction by excavating and levelling the soil. We’ll also install any necessary drainage systems before laying down a concrete slab on which to build your new home.
Step 3: Framing Phase
The framing phase is when we start to put the pieces of your home together. We’ll begin erecting the walls, roof, and floor joists according to plan before installing any necessary insulation.
Step 4: Insulation Phase
Next, we’ll begin insulating your home. We use only the highest quality materials to ensure that your home is energy-efficient and comfortable all year round.
Step 5: Rough-in Walkthrough
Once your home is at the rough-in stage, our sales team can take you on a tour of your home-in-progress. During this time, you can review the progress and make any necessary changes to ensure that everything is perfect for when your dream home is complete.
Step 6: Texture / Painting Phase
Once your home is fully insulated, we’ll move into the texture and painting phase. During this stage, we’ll apply drywall to walls and ceilings before sanding them down for a smooth finish. We’ll then paint your home according to your desired colour scheme.
Step 7: Cleaning Your Home
Once all the construction work is complete, we’ll go through a thorough cleaning process to prepare your home for move-in. We’ll remove any debris and dust from the construction site, ensuring that your new home is ready for you to enjoy.
Step 8: Homeowners Orientation
About 1-2 weeks before you take possession, we will provide you with an orientation to review the systems in your home and answer any questions you may have. During this time, we’ll show you how to operate any appliances that are included with your purchase, as well as other features such as security systems or HVAC systems.
Step 9: Taking Possession!
The last step in the building process is taking possession of your new home! We’ll go over all the paperwork and documentation you need to sign to officially take possession, and then you can move into your dream home.
