Alberta does not charge a land transfer tax. However, you will be charged a property registration fee.

The property registration fee has two components:

  • Property Value Component: $50, plus $1 for every $5,000 of purchase price (rounded up).
  • Mortgage Component: $50, plus $1 for every $5,000 of your mortgage amount (rounded up).

Your total registration fee is the sum of the two fees above. In our calculations, we assume a 20% down payment.

In Alberta, the government does not charge a Land Transfer Tax, but it does require the payment of Land Transfer Registration Fees and Mortgage Registration Fees. The Land Transfer Registration Fee is calculated based on the value of the property, with a base fee of $50 and an additional fee of $2 for every $5000 of property value. The Mortgage Registration Fee also has a base fee of $50, with an additional fee of $1.5 for the mortgage amount. These fees are not eligible for rebates in Alberta.

The land transfer tax is typically a percentage of the purchase price of the home, ranging from 0.07% to 0.14%. The specific percentage you will pay depends on the ratio of your mortgage to the purchase price and the amount of your down payment.
